The Village of Meadowview URGENT Lease Takeover
This apartment is for someone to take over my lease through the property itself, not by sublease from me. You would go through their application process and tell them that you are taking over my lease by giving them my name (it is being reassigned... to you). Rent is $1099 per month plus the following: $15 for top floor premium (higher ceilings), $15 for Suite B, $8 for credit builder, $14 for liability waiver, $30 for trash reimbursement, plus $35 for reserved parking for a total of $1216 per month. I am not returning to App this fall and urgently need to have my lease re-assigned. I will pay all reassignment fees and the first month's rent if you apply and are approved before July 15. This lease is for a male student, but if a female is interested, please contact the complex and give them my name as the lease you want to take over. They may not have placed a roommate yet, so it may be available to male or female at this time. Here are the steps to reassignment: 1. Locate an individual willing and able to take over your Lease Contract (i.e., the Assignee). 2. The Assignee applies and pays the application and all other applicable fees to the leasing office. 3. The Assignee must meet rental criteria and have an approved qualifying method. The current resident's qualifying method does not transfer to the new resident. 4. Resident pays the “Reassignment Fee” and any other balance due on their account. This fee is calculated as 85.00% of your current base rent and is due within 24 hours of being posted to your ledger. 5. The Assignee signs the Reassignment Contract and a new lease in their name. 6. Resident turns over all keys, parking pass, and garage clicker (if applicable) by 12:00pm noon of their move-out day. (Please disregard if you have no moved in) 7. Assignee completes their Move-In checklist, pays all applicable rent and fees, and accepts keys from office. 8. After the Assignee has signed a new lease and 3 days have passed for confirmation, the Resident is no longer responsible for the lease. 9. All reassignment processes must be completed by the 20th of each month. (July 15th for August move ins) Your move-out date will be 5 days prior to the Assignee's move-in day. (July 21st for August 1st move ins) Upon move-out you will be charged for any damages/ cleaning fees if unit is not cleaned in accordance to cleaning checklist. (If you have not moved in yet, please disregard the move out expectations)
Note that your assignee will be paying your current rental rate as well as any rentable items such as garages/parking/storage units.
